Major Renovation & Addition

The Owner of an existing 1948 bungalow in Arlington needed substantially more space for her family. As part of the Schematic Design process, we explored multiple options and their cost implications ranging from a modest addition to a complete tear-down and rebuild. In order to allow for the quickest timeline, the Owner opted to build a "pop-top," or vertical addition, instead of rebuilding.
The existing home presents several unique challenges. It has slab-on-grade construction, which prevents use of the basement for utilities and duct distribution. It is also existing within a setback that was imposed after the original construction, meaning that the upper levels cannot be built as wide as the bottom level.
Challenge accepted! Savvy Design Studio specializes in creative solutions with great results. An artful design of the roofline; a habitable attic for utilities, storage, and recreational space; and careful coordination between the architecture, structural framing, and ductwork got this family everything they needed.
